MOVING TO THE COSTA DEL SOL

A move starts with one decision: where

Not with a listing. With the town, the neighbourhood and the street where you’ll live on a Tuesday in November — not just in July. We handle the whole process: from residency status and your NIE number, through choosing the town, to the keys and your first weeks here.

WHO IT’S FOR

When it’s a move, not a holiday purchase

You’re moving for the whole year, not for a season. Your children will go to school here, or you work remotely from Spain. You’re considering tax residency and want to know what it means. You want to live close to people, a doctor and a shop — not twenty minutes’ drive from everything.

THE ORDER MATTERS

Four things to set up — in this order

The most common mistake is starting with the property. The property comes fourth. First, your residency status: NIE number, residency, padrón registration, health insurance. Then the town and neighbourhood — where you can live without a car and what’s open in January. Then taxes and running costs: IBI, community fees, utilities, insurance. Only then the property itself: heating, damp, sunlight, noise, neighbours, parking.

WHAT WE LOOK AT

What you can’t see in listing photos

Is the development alive in January — some urbanizaciones empty out in winter. Heating and damp — winter nights can drop to 12°C. Noise and orientation — we visit at different times of day. School, doctor, shop — the real walking time, not the distance in kilometres. The community — arrears, planned works, house rules. We read the meeting minutes before you reserve.

WHERE

Five towns where people live all year round

Estepona — a town that’s alive all year, with a health centre and school within walking distance, 45 minutes from the airport. Mijas Costa and Fuengirola — 25–35 minutes from Málaga, train from the airport, complete infrastructure. Marbella and Nueva Andalucía — international schools and the most liquid resale market. Benalmádena and Torremolinos — closest to Málaga airport and hospital, with life in winter too. Manilva and Casares — the most space for your money, but you’ll need a car.

HOW WE WORK

From decision to your first weeks

Conversation and plan — we agree when you want to be here and what needs to be ready beforehand. Paperwork — NIE number, bank account, residency, insurance: the order and the timelines. Scouting trip — three to five days on the ground, visiting specific neighbourhoods at different times of day. Choosing and buying — independent lawyer, community documents, reservation, notary deed. First weeks — utilities, internet, padrón, doctor, school, mechanic, shops. We’re still here for you after the move.
