Málaga and beyond:
property for sale on the Costa del Sol
Not everyone is looking for a resort. Some of our clients want to live in a real city, others in a small town right next to it, or on a peaceful estate with a marina and golf courses. On this page we introduce three such places: Málaga, Rincón de la Victoria and Sotogrande.
Each has its own character: Málaga is a lively city all year round, Rincón de la Victoria offers seaside calm with Málaga close at hand, and Sotogrande is a green, elegant estate with a marina at the western end of the coast. We’ll gladly help you choose the one that suits you best.
THREE PLACES AT A GLANCE
Málaga – a city all year round, airport approx. 15 min from the centre
Rincón de la Victoria – beach approx. 15–20 min from Málaga
Sotogrande – marina, golf and green estates

SELECTED HOMES IN MÁLAGA AND THE SURROUNDING AREA
Selected apartments and homes in Málaga, Rincón de la Victoria and other places beyond the main resorts. Not every home we work with is published online — tell us what you’re looking for and we’ll prepare 3–5 options.
MÁLAGA, RINCÓN DE LA VICTORIA AND SOTOGRANDE
Málaga — a city that lives all year round
Málaga is the provincial capital: a university, hospitals, museums, a port, restaurants and a fast train to Madrid. You live here as in a real city, with the beach close at hand. The airport is about 15 minutes from the centre.
Centre and Soho
Flats in characterful period buildings and renovated blocks — everything within walking distance. Perfect for people who love city life, cafés and culture.
El Limonar, Pedregalejo and El Palo
Quieter neighbourhoods by the beach, with houses and smaller buildings. Good for families and anyone who wants both the sea and the city.
Teatinos and the west of the city
New developments near the university, with pools and parking. Convenient links to the ring road and the airport.
Good to keep in mind in Málaga
In the centre, a characterful period flat is easier to find than a development with a pool, and the rules on holiday lets are fairly strict here. If either matters to you, we’ll suggest which neighbourhood to look in.
Rincón de la Victoria — by the sea, next to Málaga
A small town about 15–20 minutes east of central Málaga. A wide beach, a seaside walking path and a calmer life than in the city — with Málaga close at hand. A good choice for people who work in Málaga or like to pop in often.
Sotogrande — marina, golf and greenery
An elegant, green estate with a marina, golf courses and clubs, in the municipality of San Roque. Strictly speaking it’s already in the province of Cádiz, about 15 minutes from Manilva. Large houses, plenty of space and calm all year. Málaga Airport is about 1 h 20 min away, and Gibraltar is right next door.
WHY LOOK BEYOND THE MAIN RESORTS
Marbella, Estepona and Fuengirola are the best-known addresses on the coast, but many of our clients feel most at home elsewhere. Málaga offers full city life all year, Rincón de la Victoria calm by the beach, and Sotogrande space, greenery and a marina.
Before you decide, it’s worth comparing a few places side by side: travel times, everyday services, running costs and what life is like out of season. We’re happy to put that comparison together for you.
QUESTIONS BEFORE YOU BUY
Málaga or Marbella?
Málaga, if you dream of a city with work, culture and a university all year round. Marbella, if a development with a pool, the beach on your doorstep and international schools matter more. Both are good choices — it depends on how you want to live.
Can I rent out to holidaymakers in Málaga?
In many parts of the city, new holiday-let licences are currently restricted. If you’re planning short-term lets, we’ll check the rules for the specific address before you reserve.
Is Sotogrande still the Costa del Sol?
Geographically it’s already the coast of the province of Cádiz, but many buyers consider it together with Manilva and Estepona, as it lies right next door.
Can you help me choose a place?
Yes. Tell us how you’d like to live — in the city, next to it or somewhere quiet — and we’ll suggest 2–3 places and homes in each.
Looking for somewhere beyond the resorts?
Tell us how you’d like to live — in the city, next to it or somewhere quiet — and we’ll suggest 2–3 places and homes in each. We reply within 24–48 hours.
